Office Network Setup in Business Bay
Risers, permits and ceilings that close on a date
A network in a Business Bay tower is built to a fit-out calendar that nobody controls alone. The contractor wants the ceilings closed by a date. The internet provider wants a signed order and access to the riser before it will book a fibre pull. The building wants a work permit and drawings before anyone touches the telecom cupboard. Miss the order of those three things and the office opens on a 4G dongle. We start by getting the ISP order placed the week the lease is signed, because the line usually takes longer than the joinery. Then we agree the cable routes with the contractor while the walls are still open. Every desk point and ceiling access point is pulled before the plasterboard goes up.

The riser is the part most people have never thought about. Towers have vertical shafts carrying du and e& fibre from the basement to a small telecom room or cupboard on each floor. Your line ends there, not at your desk. Someone has to run a cable from that cupboard into your unit, terminate it on a patch panel and hand it to the router. Riser access is controlled by the FM team, often with set hours and a permit per visit. We request that access early, do the work in one session where possible and label both ends. If two providers serve the tower, we run both into the cabinet so a second line can be added for failover without another permit.
Inside the unit the design follows how the office will be used. Trading desks get two wired points each and a switch with enough PoE budget for phones and access points. Real estate and consultancy floors are meeting room heavy. We place access points for the glass rooms where Wi-Fi normally struggles, and add a wired drop for the screen. Guest devices, printers and cameras sit on their own VLANs behind a Fortinet firewall. The whole thing is tested before the furniture arrives, and you get a labelled floor plan showing every port. That plan is what saves you when the office grows.

On the day
What happens on a typical visit in Business Bay
A network build in a tower runs across several visits rather than one. Here is how a typical fit-out sequence goes from signed lease to a working floor.
- 01
Walk the bare floor
We meet you and the contractor on the empty floor with the layout drawing. We find the telecom cupboard and check which providers already have fibre in the riser. We count desks and rooms and mark where the cabinet will live. The ISP order goes in that day.
- 02
Permit paperwork with FM
Before any cable is pulled we submit the work permit, method statement and riser access request to the building's FM office, using their forms. Your contractor's fit-out permit often covers our work if we are named on it, which saves time and a second approval round.
- 03
Pull cable before ceilings close
Cat6 runs go in from the cabinet to every desk position, meeting room and access point location while the ceiling grid is still open. Each run is tested and labelled at both ends. The riser cable from the telecom cupboard is pulled in the same session.
- 04
Rack, switch and firewall
Once the cabinet is fixed we mount the patch panel, PoE switch, Fortinet firewall and UniFi access points. Then we build the VLANs for staff, guests, printers and cameras. The ISP router is bridged so the firewall does the real work. Everything is documented as it is configured.
- 05
Live test on move-in eve
The evening before staff arrive we plug a laptop into every port and walk the floor with a Wi-Fi meter. We print from each printer and join a video call from each meeting room. Anything weak is fixed that night, so Monday starts with people working, not waiting.

Fit check
Is this right for you?
A quick way to see whether Office Network Setup is the right call for your Business Bay premises, or whether another of our services fits better.
A good fit when
- You have signed a lease on a bare or fitted floor with a move-in date.
- Your fit-out contractor does joinery and electrics but not data cabling or Wi-Fi.
- You inherited a cabinet of unlabelled cables from the previous tenant.
- You need two internet lines with automatic failover for a trading floor.
Better handled by another service when
- Your only problem is weak Wi-Fi in one room of a working office. Wi-Fi Installation and Optimization is the better fit.
- You want a firewall rebuilt on a network that already works. See Fortinet Firewall Configuration.
Questions from Business Bay clients
Office Network Setup in Business Bay: Your Questions Answered
The questions we hear most often from Business Bay clients before they book. If yours is not here, call or WhatsApp and ask.
The building says only approved contractors can enter the riser. Can you still do the job?
Yes, in nearly every case. Most towers grant riser access per visit through the FM office, with a permit and a named engineer. Where a building insists on its own contractor for the riser section, we brief them. We receive the cable in the cupboard and take it from there. The rest of the floor is ours.
How early should the du or e& line be ordered for a new Business Bay floor?
The day the lease is signed, or as close to it as you can manage. Provider lead times vary by tower and by whether fibre already reaches your floor's cupboard. We check that on the first walk through, then place the order and chase it. The aim is a live line before the furniture arrives, not after.
Our contractor says they can do the network cabling. Why use a separate engineer?
Sometimes they can. The difference shows at handover. We test every run, label both ends, leave a port map and configure the switch, Wi-Fi and firewall that plug into it. If the contractor pulls the cable, we are happy to specify the routes and points, then test and terminate what they installed.
We have a serviced office suite for now. Is a proper network still worth doing?
Often yes, in a smaller form. Serviced suites share the building's internet, which means you cannot control the firewall or separate your traffic from other tenants. We put a compact firewall and your own Wi-Fi inside the suite, so your file share and printers stay private. The whole setup lifts straight out when you move.
Can you connect our new floor to the office we already have in another part of Dubai?
Yes, through a VPN. A site to site tunnel between the two Fortinet firewalls makes the shared server and printers reachable from both floors. The two offices behave as one network. We plan the address ranges so the two networks never clash, and we test file access from each side before we call it done.
The fit-out is finished and the ceilings are closed. Is it too late?
No, it just changes the method. We route cable above the ceiling through the existing tiles and use surface trunking where there is no void. Trunking is kept tidy along skirting and door frames. Wireless access points reduce the number of desk runs needed. It takes more effort than doing it during the fit-out, which is why we push to be involved early.
